All fees paid to property. Unless a fee is explicitly identified as refundable, all fees are non-refundable. Security Deposit amount is subject to change based on screening results; total deposit will not exceed any legal maximum. Resident is responsible for activating and maintaining utility services, including but not limited to electricity, water, gas, and internet, as specified in the lease. Some fees may not apply to apartment homes subject to an affordable program. Resident is responsible for damages that exceed ordinary wear and tear. Some items may be taxed under applicable law. This guide does not modify the Lease. Additional fees may apply in specific situations as detailed in the application and/or lease agreement, which can be requested prior to applying.
- Utility apportionment (RUBS): monthly collective consumption allocated based on a combination of unit square footage and number of occupants.
- Utility apportionment: calculated based on total expense divided equally by number of occupied units in the building.
- Residents pay Southern California Edison directly for electricity; call (800) 655-4455 or visit www.sce.com to start service.
- Covers property damage up to $100,000; does not cover personal property. Resident may provide proof of their own renters insurance policy in lieu of this fee; see Lease for requirements.
- $75.00/month for 1 pet; $120.00/month for 2 pets.
